Ozark Acres is near Hardy Arkansas at Williford, Arkansas or about 45 miles south of West Plains, Missouri. It has two lakes, a marina, several parks, an airport and even a clubhouse. Hardy, which is 5 miles away, has banks, shopping, McDonalds and numerous antique shops. The country side is beautiful with rolling hills, quiet streams, and numerous ponds and lakes. Everything you would expect of the Ozark Mountains.
Most Parcels Have Lots of Mature TreesOzark Acres is surrounded on all sides by thousands of acres of virgin timberland in which wildlife of many kinds can be observed purely for enjoyment or hunting. The most prevalent type of wildlife is deer, raccoon, squirrel, rabbit, quail, and doves. If you like to fish there are several rivers, creeks and lakes within less than an hour’s drive from Ozark Acres. Some of the rivers would include: South Fork; Strawberry; Current; Warm Fork; Black, White, and Eleven Point; Martin’s Creek and James Creek are two excellent fishing creeks nearby. Ozark Acres is only 55 miles from Lake Norfolk and Bull Shoals Lake, two of the largest and best known fishing lakes in the United States.
Frontier Drive Which is Main North to South Road on the East SideThe people are friendly and the lifestyle there is VERY relaxed. There are about 450 people in Ozark Acres, so there isn't much of a chance of it being over developed. It has a nice lake, Spring Lake near the property and the small airport is just east of the property. The climate there is great! Temperatures average in the 50's in the winter and 80's in the summer.
Properties in This Area are Wooded and Very PrivateLake Vagabond, the Clubhouse, Boat Club, Hunting Club and beaches are available and the lake is stocked every year with Bass and Catfish. Lake Vagabond offers 85 acres of inviting clear spring water for fishing and water sports. There are 40 miles of road that wind their way over more than 2000 acres of Ozark Mountain scenery. Ozark Acres is near the Harold Alexander Wildlife Management Area which is 13,000 plus acres of land open for public hunting just to name one of the hunting reserves in the area.
Typical Lot in the AreaThis would be a great place to vacation, to retire or to build a home or park an RV or even raise your family.
Hardy is a neat little town with numerous antique shops and old buildings. The area west of Hardy has most of your modern amenities with a McDonalds, KFC, even a Wal-Mart Super Center at Ash Flats.
Typical Main Roads in the AreaThe property is Lot 6, Block 9 of the Pioneer Addition to Ozark Acres and consist of a wooded rectangular lot 50 feet by 125 feet on Oriole Drive just off Frontier Drive in Ozark Acres. It is near the east part of Ozark Acres, not far from Spring Lake and really not that far from Vagabond Lake. The lot is mostly level off Oriole Drive with a slope to the east (this is one of the few lots we have not actually seen in person) The area is quite pretty and very private with lots of trees (see aerial). It is in the unrestricted section of Ozark Acres so you can do what you want with no fees or permits needed. There are no HOA or SID fees and property taxes are $7.17 a year and are due in October 2018 (I already paid them for 2017). However, if you wish to use the facilities of Ozark Acres such as the lakes, marina, park, clubhouse and so on you may do so for a fee of just $95.00 a year. If for any reason you do not like your lot you have 90 days to swap for another lot in the same area for a total fee of $50.00 (We will pay all deed fees, state deed tax and recording fees.)
